New opportunity to revitalise Rivervale
The revitalisation of the Springs estate in Rivervale has taken a significant step forward with builders and developers invited by State Government-agency LandCorp to submit expressions of interest (EOI) to develop the first release of lots.
Lands Minister Brendon Grylls said the new residential and commercial estate would transform 14 hectares of under-utilised land next to the Swan River into a unique urban infill development.
"The estate known as Springs Rivervale, is set to become one of the most innovative residential and commercial developments in Perth offering a range of townhouses; apartments; office and commercial buildings and providing opportunities for work and social activity," Mr Grylls said.
"Just five kilometres from the centre of Perth, bounded by Great Eastern Highway, the Graham Farmer Freeway and the Swan River, the estate is adjacent to major bus routes. It is also in walking distance of the Burswood train station, linked to the city by cycle paths and is in easy road access to the Perth Airport and CBD, as well as the range of facilities locally in Belmont."
The Minister said the LandCorp development would reflect the State Government's future planning vision and direction for Perth, Directions 2031, launched in August last year.
"Directions 2031 sets a clear vision for Perth to become a city with a vibrant mix of activity areas that bring amenities and employment to people's doorsteps and well serviced by public transport," he said.
The EOI for Stage 1 includes the release of three medium density residential sites and two mixed-use zoned sites over a total of nearly 1.6 hectares. The residential lots are along Hawksburn Road forming the heart of the estate, and the two mixed-use sites, which can be commercial and residential, face the highly exposed Great Eastern Highway.
The EOI period will close in late July. This will be a process where, once developers or builders are selected based on criteria including experience and capability, LandCorp will continue to work with the preferred proponent(s) to complete the building designs and agree the sale price and terms.
With the lots at Springs Rivervale already being created by LandCorp, construction of the Stage 1 buildings is expected to start early next year, following City of Belmont approvals.
Mr Grylls said design guidelines ensured there would be a range of building heights of between two to six storeys with a major commercial site on the corner of Graham Farmer Freeway and Great Eastern Highway having the potential of up to 15 storeys.
"This key site has the position and potential to attract some of the most creative developers in Australia," the Minister said.
When complete, Springs Rivervale will comprise over 1,000 homes and 40,000 square metres of commercial floor space.
