Exclusive first homebuyer release at Seville Grove
6/7/07
First homebuyers will have exclusive access to 28 new home sites at Seville Grove, one of Perth's most energy and waterwise residential estates.
Planning and Infrastructure Minister Alannah MacTiernan said the lots would be priced from $165,000 and first homebuyers would also receive a $5,000 cash rebate for incorporating sustainable building measures in their homes.
"Not only does Seville Grove offer an affordable option for first homebuyers, it will be one of the first residential estates where all homes are required to incorporate energy and water saving features," Ms MacTiernan said.
"The cash rebate is available once purchasers complete the Armadale Redevelopment Authority (ARA) Sustainability Audit and complete building.
"The audit requires homes to achieve a five-star energy rating by installing a 2,500 litre rainwater tank for toilet flushing and laundry cold water washing, and plant gardens with at least 50 per cent Waterwise native species.
"The in-house plumbing of rainwater tanks alone will save up to 25 per cent of in-house scheme water use and Seville Grove will be the first development to make such tanks mandatory."
In addition to the stamp duty relief announced in the recent State Budget, purchasers can also take advantage of a landscaping and fencing voucher and a free two-hour consultation with an accredited solar architect, on top of the $5,000 cash rebate.
The Minister said that as well as encouraging owners to set the standard for sustainable residential development, the lots would also feature optic fibre high-speed broadband access.
"With the increase in housing prices in Perth in recent times, the Carpenter Government is implementing practical solutions to ensure young families can afford their own home," she said.
Seville Grove is located on the corner of Lake Road and Champion Drive in the City of Armadale, directly south of the world-class Champion Lakes water sports complex and just minutes from schools, shops and public transport.
The 11ha residential development will ultimately yield 100 quality home sites and is part of a much larger estate of 55ha.
The first stage of this residential estate has been built around a wetland and, through ecological sensitive estate design, is being restored as the public open space centrepiece of the development.
The lots, ranging in size from 306 square metres to 641 square metres, will be available from Saturday, July 7.
