Part of the former Leighton railway marshalling yards will be transformed into a buzzing coastal settlement featuring 170 apartments and terrace houses, a boutique hotel, restaurants, cafes and retail spaces.
Planning and Infrastructure Minister Alannah MacTiernan today announced a contract for the sale of lots two and three in the redevelopment project to developer Mirvac for $80million.
Ms MacTiernan said the Leighton redevelopment would create a four-hectare village and 13ha of rehabilitated public open space alongside more than four kilometres of superb beach, all easily accessed by Perth's passenger rail network.
"The successful tender includes an exciting blend of commercial, retail and a range of apartments and terrace housing to suit different family types and people of all ages," she said.
"Energy and water efficiency is a key component, with the three to five-storey development set to become Western Australia's first BASIX equivalent apartment development, with a 4.5 star thermal performance rating.
"Mirvac has grasped the opportunity and made the most of it with a very distinctive and high quality design, offering a superior level of diversity, activation and sustainability."
The Minister said the agreement followed a competitive tender process that attracted a high degree of interest.
Mirvac WA development director Evan Campbell said the company was delighted to have been selected as the preferred proponent for one of Perth's best development sites.
"A great deal of consideration was given to the initial design concepts, to ensure we create something that will showcase the WA lifestyle," Mr Campbell said.
"The development will include a variety of housing types and will ultimately deliver a mix of beachfront restaurants, cafes and a boutique hotel for the public of WA to enjoy for many generations to come."
The $400million development was designed by Mirvac's in-house design team, HPA Architects, in conjunction with renowned WA architects Michael Patroni and Kerry Hill to respond to the environment and heritage of this iconic coastal site.
The inclusion of a 68-room boutique hotel and conference facilities in the development would result in the constant movement of visitors in the area creating activity day and night in all seasons of the year.
Each tender underwent a comprehensive assessment by a dedicated panel, including Government architect Professor Geoffrey London.
Building construction was expected to commence in August 2007 with the first buildings completed in mid-2009.
