A new residential 350-lot project in Baldivis is set to raise the standards of sustainable development in Western Australia.
Planning and Infrastructure Minister Alannah MacTiernan today announced a 50-50 joint venture agreement between LandCorp and the Satterley Property Group.
The agreement involves the residential development and sales at the Eighty Road site, formerly a limestone quarry.
The Minister said the partnership focused on the importance of using sustainable initiatives in residential developments.
"With the current nation-leading growth of the WA economy, we need to identify ways of reducing energy and water use without compromising quality of life," Ms MacTiernan said.
LandCorp called for expressions of interest (EOI) in the partnership opportunity late last year resulting in seven submissions.
"The Satterley Group was chosen as the preferred proponent having provided a broad suite of practical sustainability initiatives," the Minister said.
"The company matched LandCorp's commitment to sustainability, suggesting a range of initiatives for all stages of the development from subdivision planning to construction."
The development will include water sensitive urban design, aquifer recharge, climate responsive housing design, smart wiring of homes to monitor energy and water use patterns, and post occupancy community education for sustainable living.
Comprehensive design guidelines would guarantee delivery of these initiatives.
Eighty Road will also showcase the trial of an innovative groundwater 'third pipe' scheme for public open space and garden irrigation which has already received preliminary support from the Water Corporation.
"The target for this project will be to achieve a 50 per cent reduction in use of scheme water and a minimum 30 per cent reduction in energy usage," Ms MacTiernan said.
Marketing of lots in the Eighty Road development is expected to commence in the first half of 2007 with the first land release in mid-2007.
