The Cottesloe Beach Hotel on Marine Parade in Cottesloe has been interim listed in the State Register of Heritage Places.
Heritage Minister Tom Stephens said the listing would ensure that any future development was sensitive to the cultural significance of the place.
"As one of the first beachside hotels in Perth, the Cottesloe Beach Hotel is a social institution - generations of Western Australians have been visiting the place for almost 100 years," Mr Stephens said.
"In 1905, when the hotel was built, Marine Parade was beginning to be established and promoted as WA's prime recreational resort.
"The hotel, which played an important part in this development, was remodelled in 1937, giving it its current art deco faade.
"Now that another redevelopment of the hotel is proposed, the listing will enable the Heritage Council to ensure that any change is sensitive to its cultural and historical significance.
"The Town of Cottesloe will retain responsibility for planning considerations such as amenity, parking and access and building height limits."
A period of public comment is now open for owners and stakeholders to comment on the assessment documentation. Submissions will be received until June 29.
