The former director and nominated supervisor of insolvent builder Inspired Homes has been reprimanded and fined $33,000 for misleading conduct and supervision failures, which led to defective building work at four homes.
The State Administrative Tribunal (SAT) also ordered Vasko Spaseski (BP14598) to pay costs of $3,648 following mediation on disciplinary allegations by WA’s building regulator, the Department of Local Government, Industry Regulation and Safety’s Building and Energy division.
Mr Spaseski’s business, Inspired Property Group Pty Ltd (BC12767, expired), trading as Inspired Homes, entered external administration in April 2025.
The SAT matter related to four two-storey homes in Cockburn, Riverton, Ardross and Beeliar. Inspired was contracted in 2020 to construct the houses and Mr Spaseski was in charge of the building work as the company’s nominated supervisor.
According to agreed facts from mediation, inspections by Building and Energy revealed defective building work affecting roof structures (Cockburn and Beeliar), fall prevention (Cockburn, Riverton and Beeliar) and support of major sections of the house (Ardross).
In each case, Mr Spaseski failed to properly manage and supervise the building services, which are disciplinary matters under the Building Services (Registration) Act 2011.
The facts also reveal Mr Spaseski engaged in misleading conduct in relation to progress payments for the Cockburn and Beeliar projects when the relevant work had not been completed.
Since the company’s external administration, Inspired customers have been able to access home indemnity insurance to help complete or rectify building work.
Building Commissioner Phil Payne welcomed the significant penalty.
“When consumers make a major investment such as building a home, they rightly expect that work by registered building contractors will be safe, compliant and appropriately supervised,” Mr Payne said.
“It’s important to remember that progress payments must only be sought when the corresponding work or materials have been provided.
“Conduct such as this is unacceptable. It causes stress and delays for homeowners and affects confidence in the building industry, where the vast majority of builders work to high standards.”
