Station Precincts Improvement Plan approved

Approval of improvement plan marks an important milestone in establishing station precincts, supporting more housing opportunities close to metropolitan train stations.

The State Government has taken another significant step towards boosting the delivery of well-located infill housing, with the approval of Station Precincts Improvement Plan No. 65. 

The improvement plan is focused on streamlining and coordinating development within identified station precincts. It establishes precinct boundaries and sets out the strategic framework that will guide the next stages of planning and development. 

Late last year, 10 station precincts were identified for initial inclusion within this initiative – 

  • Ballajura
  • Bassendean
  • Carlisle/Oats Street
  • Claisebrook
  • Cottesloe
  • Glendalough
  • Morley
  • Mosman Park
  • Redcliffe
  • Swanbourne

With Ballajura and Redcliffe Station Precincts already being progressed through separate improvement plan and scheme processes, the approved Station Precincts Improvement Plan No. 65 will apply to the remaining eight stations. 

Work is now underway to prepare an improvement scheme that will enable the Western Australian Planning Commission to be the decision-maker with responsibility for guiding planning within the precinct boundaries, including height and zoning density settings.

A ‘core and frame approach’ will guide how future housing development is distributed within each station precinct. This means that higher density housing – including apartments and mixed use development – will generally be located closest to the station, with a gradual transition to medium density housing such as townhouses and low-rise apartments as you move further away from the station.
