Before you apply
1. You'll need
Requirements of one of the categories below and provide the required supporting evidence:
Category 1: Australian Property Institute (API) members
- Provide evidence of current Australian Property Institute (API) Life Fellow, Fellow or Associate member
- AND hold the professional designation Certified Practising Valuer (CPV).
Category 2: Prescribed qualifications and practical experience
- 2 years of recent land valuation experience immediately before applying
- AND a minimum of 4 years’ land valuation experience within the last 10 years.
AND Bachelor of Business (Valuation and Land Economy) from Curtin University OR Bachelor of Commerce (Property OR Property Development and Valuation) from Curtin University - OR Additional interstate qualifications, found in Schedule 1A of the Land Valuers Licensing Regulations 1979 (Division 1 or Division 2)
- OR a letter from the Royal Institution of Chartered Surveyors (RICS) confirming current membership as a Chartered General Practice Surveyor, Valuation Surveyor, or Commercial Property Surveyor
Category 3: Previously licensed land valuers
- Previously licensed land valuer (within last 5 years)
2. Additional documents
- A police check ready to upload (dated within the past 3 months, showing the same name as your identification).
- Two business references completed using the approved pro‑forma (more information below)
- at least one referee must be external to your current workplace
- Visa/Mastercard for fee payment.
3. Complete application form

After your application has been submitted
Licence applications typically take 4-6 weeks to process. We’ll contact you if we need any additional information, and you’ll receive an email once your licence has been finalised.

Show moreA licence may be granted when an applicant can demonstrate they meet the requirements of one of the following categories.
Category 1 – Australian Property Institute (API) members
- This category is for applicants who are current members of the Australian Property Institute (API) with recognised professional standing.
- You can apply under Category 1 if you:
- are a Life Fellow, Fellow or Associate of the API, and
- hold the professional designation Certified Practising Valuer (CPV).
What you must provide
- You must attach:
- evidence of your API membership status
- written confirmation from the API confirming:
- you hold the Certified Practising Valuer designation, and
- you are a current financial member
Category 2 – Prescribed qualifications and practical experience
- This category is for applicants who hold a recognised qualification and have significant practical experience in land valuation.
- You can apply under Category 2 if you have suitable formal qualifications and meet the experience requirements.
Qualifications
- You must provide one of the following:
- a letter from the Royal Institution of Chartered Surveyors (RICS) confirming current membership as a:
- Chartered General Practice Surveyor
- Chartered Valuation Surveyor, or
- Chartered Commercial Property Surveyor
- or
- a copy of a prescribed degree, diploma or other award listed in Schedule 1A of the Land Valuers Licensing Regulations 1979 (Division 1 or Division 2)
Practical experience
- You must also provide written confirmation from your employer or supervising licensed land valuer confirming that you have:
- at least two years’ satisfactory practical experience in land valuation immediately before applying, and
- a total of at least four years’ satisfactory practical experience in land valuation within the preceding ten years
Category 3 – Previously licensed land valuers
- This category is for applicants who have recently held a land valuer licence.
- You can apply under Category 3 if:
- you previously held a land valuer licence, and
- the licence was held within the past five years.
What you must provide
- You must attach:
- a copy of your previous land valuer licence
Additional assessment (if required)
- Some applicants may be required to attend an interview or provide additional evidence to demonstrate:
- a satisfactory level of general valuation experience, including:
- three valuation reports completed within the preceding three months
- knowledge of local valuation practices and conditions
- understanding of relevant legislation, including:
- Land Valuers Licensing Act 1978
- Valuation of Land Act 1978
- Planning and Development Act 2005
- Commercial Tenancy (Retail Shops) Agreement Act 1985
- knowledge and understanding of the Code of Conduct under the Act

Business references must:
- not be from relatives, domestic partners, subordinates, business partners or co‑directors
- include at least one referee external to your current place of employment
- be sufficiently detailed and relevant to your experience and suitability to hold a licence
- The information provided helps Consumer Protection determine whether you are of good character and repute and a fit and proper person under section 19 of the Land Valuers Licensing Act 1978.
Police check

How to use the online licence search
Search by number: You can check if a licence number is still valid. Type the number into the field on the opening screen.
Search by type of licence: You can look for licensed people in your neighbourhood. Click on ‘Type’. Start typing in the licence type in the box eg. debt collector. Then type in either a name or location.
