Make sure you’ve got all your documents ready to apply

Apply for your licence and pay licence fee

Application granted within 4-6 weeks

Any individual who intends to operate as a real estate agent (including property managers) or business agent in Western Australia must hold a real estate and business agent licence and a current triennial certificate as required under the Real Estate and Business Agents Act 1978.

You must work under a registered real estate and business sales representative or a developer. 

Before you apply

You'll need 

1. Relevant Qualifications 

You must hold one of the following qualifications:

  • Bachelor of Commerce - Property, Property Investment and Development, Property Development and Valuation or Property Valuation are all accepted. 
  • Master of Property (additional Certificate IV units required)
  • Graduate Diploma in Property (additional Certificate IV units required)
  • Diploma of Property (Agency Management) - CPP51122 (additional Certificate IV units required)
  • Diploma of Property Services (Agency Management) - CPP50307

Full qualification requirements are prescribed in the Real Estate and Business Agents (General) Regulations 1979.

Relevant experience 

You must also demonstrate the following experience:

  • A current résumé showing at least 2 years employment history
  • Transaction experience (please refer to the sample spreadsheet).

2. Additional documents

You'll also need:

  • Two business references completed using the pro forma showing at least two years of full-time experience (one must be from outside your current workplace).
  • A police check (dated within the past 3 months, showing the same name as your identification).

After your application has been submitted

Licence applications typically take 4–6 weeks to process. We’ll contact you if we need any additional information, and you’ll receive an email once your licence has been finalised.

Continuing Professional Development (CPD) for property professionals

Continuing Professional Development (CPD) is a mandatory requirement that helps ensure property professionals maintain current knowledge of relevant laws, professional standards and industry practices. Applicants should review the CPD requirements published by Consumer Protection (LGIRS) before applying for or renewing a licence or registration. Character and Repute

You must:

  • provide a police check (less than 3 months old)
  • disclose any previous convictions, pending proceedings, reprimands or fines
  • If you answer “yes” to any character questions, you must provide additional information.
    The Commissioner may request an interview.
  • Providing false or misleading information is an offence and may result in a penalty of up to $20,000.

Relevant units and competencies

In assessing experience, consideration may be given to activities and competencies aligned with units from the CPP41419 Certificate IV in Real Estate Practice, including (but not limited to):

  • preparing to work with real estate trust accounts
  • transacting in trust accounts
  • establishing and maintaining buyer, vendor, landlord and tenant relationships
  • selling property and negotiating transactions
  • managing tenancies, including commencing and ending tenancies
  • marketing and appraising property
  • These competencies are commonly demonstrated through work undertaken as a sales representative or property manager, including where a restrictive condition has been removed from a registration.
  • Holding a Statement of Attainment for relevant units may support your application; however, qualifications alone are not sufficient.
    You must demonstrate practical, hands‑on, end‑to‑end experience.

The online licence search can help you find a licensed real estate or business agent.

How to use the online licence search

Search by number: You can check if a licence number is still valid. Type the number into the field on the opening screen.

Search by type of licence: You can look for licensed people in your neighbourhood. Click on ‘Type’. Start typing in the licence type in the box eg. debt collector. Then type in either a name or location.

Observational, administrative or theoretical experience alone is not sufficient.

The Commissioner will consider the volume, nature, complexity and recency of transactions undertaken.

Experience must relate directly to negotiating real estate or business transactions, as defined in section 4 of the Real Estate and Business Agents Act 1978.
