Any individual who intends to operate as a real estate agent or business agent in Western Australia must hold a real estate and business agent licence and a current triennial certificate as required under the Real Estate and Business Agents Act 1978.

You'll need
1. Relevant Qualifications
You must hold one of the following qualifications:
- Bachelor of Commerce from Curtin University - Property, Property Investment and Development, Property Development and Valuation or Property Valuation are all accepted.
- Master of Property (additional Certificate IV units required)
- Graduate Diploma in Property (additional Certificate IV units required)
- Diploma of Property (Agency Management) - CPP51122 (additional Certificate IV units required)
- Diploma of Property (Agency Management) - CPP51119 (additional Certificate IV units required)
- Diploma of Property Services (Agency Management) - CPP50307
Full qualification requirements are prescribed in the Real Estate and Business Agents (General) Regulations 1979.
Relevant experience
You must also demonstrate the following experience:
- A current résumé showing at least 2 years employment history;
- Transaction experience (please refer to the sample spreadsheet).
2. Additional documents
You'll also need:
- Two business references completed using either the pro forma showing at least two years of full-time experience (one must be from outside your current workplace);
- A police check (dated within the past 3 months, showing the same name as your identification).
3. Complete application form

Licence applications typically take 4–6 weeks to process. We’ll contact you if we need any additional information, and you’ll receive an email once your licence has been finalised.

- If you answer “yes” to any character questions, you must provide additional information.
The Commissioner may request an interview. - Providing false or misleading information is an offence and may result in a penalty of up to $20,000.

How to use the online licence search
Search by number: You can check if a licence number is still valid. Type the number into the field on the opening screen.
Search by type of licence: You can look for licensed people in your neighbourhood. Click on ‘Type’. Start typing in the licence type in the box eg. debt collector. Then type in either a name or location.
Observational, administrative or theoretical experience alone is not sufficient.
The Commissioner will consider the volume, nature, complexity and recency of transactions undertaken.
Experience must relate directly to negotiating real estate or business transactions, as defined in section 4 of the Real Estate and Business Agents Act 1978.
