Details on applying for a new real estate and business representative registration (including property managers).

Any individual who intends to work as a real estate or business sales representative in Western Australia must be registered under the Real Estate and Business Agents Act 1978.

Application granted within 4-6 weeks

You can apply for one of the following registration types:

  • Unrestricted - can work in both sales and property management.
  • Restricted - sales transactions only or property management transactions only.

Unrestricted registration

Pathway 1: Certificate IV in Real Estate Practice (CPP41419)

Pathway 2: Agent licence qualification 

  • Hold or have completed the prescribed qualifications for a real estate and business agent licence (this includes applicants who meet agent‑level qualification requirements, even if they are not yet licensed as an agent).

Pathway 3: Previous registration or triennial certificate

  • Have held a sales representative certificate of registration for at least 3 of the past 5 years or held a triennial certificate in the last 3 years.

You may also be eligible for registration if you hold (or have completed the qualifications for) a real estate and business agent licence or held a sales representative certificate of registration for at least 3 of the past 5 years or held a triennial certificate in the last 3 years.

After your application has been submitted

Licence applications typically take 4-6 weeks to process. We’ll contact you if we need any additional information, and you’ll receive an email once your licence has been finalised.

Continuing Professional Development (CPD) for property professionals

Continuing Professional Development (CPD) is a mandatory requirement that helps ensure property professionals maintain current knowledge of relevant laws, professional standards and industry practices. Applicants should review the CPD requirements published by Consumer Protection (LGIRS) before applying for or renewing a licence or registration. Character and Repute

You must:

  • provide a valid police check (less than 3 months old)
  • disclose any previous convictions, pending proceedings, reprimands or fines
  • If you answer “yes” to any character questions, you must provide additional details.
    The Commissioner may request an interview.
  • Providing false or misleading information is an offence and may result in a penalty of up to $20,000.
