Your triennial certificate is valid for 3 years. Courtesy renewal reminder notices are sent by email. To ensure you receive reminders, ensure your contact details are up to date. To allow sufficient time for assessment, you should lodge your renewal application at least 4 weeks before your licence expiry date.
If your renewal application is lodged after the expiry date of your registration, you will be required to pay a late fee which amounts to an additional 25% of the renewal application fee. Licences cannot be renewed once they have been expired for more than 24 months.

You'll need
- Your licence number (shown on your licence or search WA Licence Search).
- A police check (dated within the past 3 months, issued in your full legal name)
- Visa/Mastercard for fee payment.
Complete the application form
- Real estate and business sales representatives renewal application form
- Ensure the declaration by employer section is completed by your employer (must be a Western Australian licensed real estate agent or Western Australian registered developer).

Renewal date after late renewal
Show moreYou can renew your registration after it expires, and when your renewal takes effect depends on how late you renew:
Within 28 days after expiry
If your renewal is approved, it takes effect from the day after the registration expired.
More than 28 days but within 12 months after expiry
If your renewal is approved, it will generally take effect from the date it is granted, or it may take effect from the day after expiry if the Commissioner is satisfied there is reasonable cause.
More than 12 months but within 24 months after expiry
Your registration may still be renewed, but the renewal will generally take effect no earlier than 28 days after your application is lodged unless the Commissioner is satisfied there is reasonable cause for it to take effect earlier.
After 24 months
Applications lodged more than 24 months after expiry cannot be accepted. You will need to apply for a new registration. For current fees, visit Property industry licensing fees.
Late renewal applications
If you lodge your renewal application after the expiry date of your registration, a late fee of 25% of the renewal application fee applies.
