Online Duties: Modify shares and tenancy types

How to amend the information about shares and tenancy types in an Online Duties transaction.

Modify shares

When the dutiable property involves land and there are multiple receiving parties, the system will default to Tenants in Common in equal shares. If you need to amend the shares each party has, ensure all the parties have been added.

Step 1

Click Modify Shares.

Step 2

Change the Share Fraction Denominator field.

  • You can enter the fraction or 100 for a percentage.
  • Once you enter the figure in the first field, tab to the next field and the system will update the second denominator field to be the same.

Step 3

Enter the figure in the Share Fraction Numerator field for both parties and click OK to confirm the details.

You will return to the Transaction Details screen.

If you make a mistake you can click Reset Tenancy to start again.

Modify tenancy types

Step 1

If you need to change the tenancy type from tenants in common to joint tenants, add all the parties first.

Step 2

Click Add Joint Tenants.

Step 3

Select the parties and click OK to save the details.

  • Only one group of joint tenants can be added at a time.
  • Add the first group, then click Add Joint Tenants again to add a second (and subsequent) group of joint tenants.

If you make a mistake you can click Reset Tenancy to start again.
